Engineering & Technical Services
Engineering that is resolved before it is built.
KenHome manages design and coordinates every discipline under one contract, from feasibility to handover. Design and engineering of record are delivered with licensed engineering partners.
Services
What engineering covers at KenHome.
One coordination point for every discipline. One schedule. One cost basis the owner can read.
Design management
KenHome manages the design process on the owner's behalf: scope, schedule, deliverables and decisions, tracked against budget from the first estimate.
Civil, structural, MEP and electrical coordination
Disciplines are coordinated as one package so conflicts are resolved on paper, not in the field. Engineering of record is delivered with licensed engineering partners.
BIM / VDC
Coordinated models support clash detection, sequencing and quantity takeoff ahead of procurement. Model scope is set per project in preconstruction.
Constructability reviews
Construction teams review design before it is priced, so the documents describe a building that can be built on the stated schedule and budget.
Commissioning
Systems are tested and documented before handover. Commissioning records and as-built documentation become the first operating record of the asset.
Licensed engineering partnerships
Where a stamp is required, design and engineering of record are delivered with licensed engineering partners under KenHome's single contract and coordination.
EPC lifecycle
Seven stages. One accountable party.
KenHome’s responsibility is stated at every stage, including where licensed engineering partners deliver the work.
- i.
Feasibility
Site, entitlement and capital readiness tested before design spend.
KenHome leads. Feasibility review and rough order of magnitude.
- ii.
FEED / Design
Front-end engineering and design development set scope, systems and basis of estimate.
KenHome manages. Design of record delivered with licensed engineering partners.
- iii.
Detailed Engineering
Construction documents across civil, structural, MEP and electrical disciplines.
KenHome coordinates and reviews for constructability. Engineering of record delivered with licensed engineering partners.
- iv.
Procurement
Equipment and materials sourced direct from manufacturers under governed buyout.
KenHome leads. Direct-manufacturer sourcing and subcontractor buyout.
- v.
Construction
Vertical execution with real-time schedule, cost and safety reporting.
KenHome leads. Single contract, GMP, open-book reconciliation.
- vi.
Commissioning
Systems tested, balanced and documented against design intent.
KenHome leads. Commissioning and as-built documentation.
- vii.
Handover & KenHomeOS Operations
Closeout, warranty and, on Smart Asset engagements, ongoing operations data.
KenHome leads. Warranty, closeout reporting and KenHomeOS™ operations.
Engineering and KenHomeOS™
Design data that keeps working.
The systems engineered in design are the systems KenHomeOS™ reports on after handover. Commissioning data, as-built documentation and system specifications become the asset’s first operating record.
- Systems specified in preconstruction, not retrofitted after drywall
- Commissioning results carried into the operating layer
- Energy and performance data measured against design intent
- Reporting distributed to owner, lender and insurer on Smart Asset engagements
